  • Introduction

    Technology, data, and artificial intelligence are at the core of the Group’s innovation strategy, driving continuous investment in advanced internal platforms and proprietary algorithms. By leveraging big data analytics, machine learning, and AI-driven automation, the Group optimises decision-making processes and operational efficiency across key areas such as Valuation, Due Diligence, PropTech, and NPE Management.

Through a data-driven approach, RYZE is able to improve analysis quality, mitigate risks, and maximise opportunities, empowering Clients to make more informed and high-impact decisions.

  • Areas of research

    The RYZE Group’s Research Department carries out detailed analyses and forecasts aimed at guiding Clients in their strategic decision-making, providing periodic overviews of industry data and trends through the publication of the DataHub report. Its team of professionals analyses economic and demographic data, monitors market trends and provides in-depth analysis on issues relevant to the sector (ESG, BTR - Build To Rent, etc.) or related to regulatory changes.

    The Group also actively participates in multiple initiatives in the academic sphere by collaborating with Politecnico di Milano University and the related Graduate School of Business – MIP, and with the SDA Bocconi School of Management.

    The research projects and initiatives include the Drones Observatory (Politecnico di Milano University), a skills’ combination of the Department of Management Engineering and the Department of Aerospace Sciences and Technologies, as well as teaching in masters and postgraduate courses (with related internships) aimed at training new professionals in the field. These include Master REM (Real Estate Management) of the Politecnico di Milano University, inaugurated in 1997.

  • Platforms

    The process of digitalising the services we offer has first of all resulted in the adoption of platforms, customisable according to needs of the client, which are able to:

    • collect and manage internal data relating to real estate portfolios and the respective technical/ administrative archives (data rooms)
    • record and monitor the progress of ongoing activities (property management, valuation, due diligence, etc.) and the reports produced in relation to the various steps

    Over the years the platforms have allowed us to optimise many different activities, including:

    • property management, of both prime and distressed assets
    • the valuation and management of secured receivables and REO operations, especially in the management of the value chain (real estate valuation, business planning receivables, repurchase at auction, management and maintenance, enhancement and resale of assets)
    • the provision of the valuation service to the bank customer segment, according to characteristics deemed eligible by the mortgage credit market, deriving from the application of the main regulations for the sector, as well as of international valuation protocols
  • AVM (Automated Valuation Model)

    The RYZE Group has developed a valuation model AVM (Automated Valuation Model) integrated and developed on a proprietary platform, which is constantly fed by the huge amount of available data, subjected to careful quality control in terms of accuracy, completeness and consistency.

    The AVM system is:

    • in line with the requirements indicated for banking institutions by the European and National Regulator for use in the automatic/statistical monitoring of real estate appraisals and in updating the stock values of real estate guarantees
    • compliant with the main international evaluation protocols - RICS, TEGoVA and IAAO
    • compliant with the European AVM Alliance

    The AVM engine performs its calculations in various ways depending on the type of asset to be valued, the area, the quantity and quality of the available data, from time to time using models based on different quantitative-qualitative parameters. The AVM thus presents itself as a tool for improving real estate risk analysis and for developing predictive solutions.

     

  • Drone technology

    The RYZE Group collaborates on a research project with the Drone Observatory of the Polytechnic University of Milan, which is the result of the union of the skills of the Department of Management Engineering with those of the Department of Aerospace Science and Technology. The activities carried out by the Group include:

    Sites monitoring

    An activity performed on behalf of institutional clients and Italian or international investors, for example for logistics properties under construction by a developer. Thanks to the footage from drones it is possible to:

    • monitor the state of progress of the works
    • offer real images of the property and its features
    • safely investigate large and hard-to-access areas during the works, such as for example roofs
    • check the maintenance status by offering a clear and detailed overview
    • extend the visual to the surrounding context: neighboring areas, roads, nearby sites

    Virtual Tour

    An activity that goes beyond the traditional "static" photo presentation by offering a dynamic remote view of the site and the surrounding area. Applicable not only to sites, but to any type of real estate investment, the Virtual Tour tool allows to:

    • go on a real remote tour (for the benefit of the investor, the evaluator, etc.) even when it is impossible to view the asset in person
    • have a better understanding of the asset both from the inside and the outside
